Architecture Review
Whether you are building new, remodeling, or repairing, all changes to the outside of resident lots within Thunder Ridge are subject to review by the Architecture Review Committee before any changes begin. This check is to preserve the cohesiveness of our neighborhood and to ensure changes comply with the governing covenants.
Examples of changes that require prior approval (non-inclusive list):
- New construction
- Remodels affecting the exterior of the home
- Driveway repair/replace
- Tree removal for new construction
- Roofing or siding changes/repairs
Common requirements and restrictions (non-inclusive list):
- 60% of house face is brick or stone (excluding windows and doors)
- Minimum of 6-12 roof pitch
- Vent stacks must be placed on the rear of the ridge line
- Minimum of square footage (see covenants for exact specifications)
- No prefabricated structures
- Siding cannot consist of asphalt or vertical siding
- Metal or steel roofs are not allowed
- Setbacks from property line of 25′ in front, 30′ in rear, and 10′ on either side of lot
When in doubt, refer to the Covenants under Information/Documents for clarification and exact restrictions – and of course contact the Board of Directors. Asking up-front questions can save everyone time and resources in the long run!
